What To Expect From Us?

  • 24/7 File Submission and Setup

  • Receive completed contract documents (Buyer Agency or Listing Agreements and Contract of Sales from participating agents)

  • Assist agent with obtaining missing initials, signatures and required contract docs

  • Obtain compliance approval by broker

  • Complete brokerage required commission information (Command Offers & Commissions (DA)

  • Act as main “Point‐of‐Contact" for client and agent throughout the closing process

  • Send Introduction email to client with deadlines, preparations for moving and details

  • Send Introduction email to co-op agent

  • Send contract to lender company and advise of time frame requirements

  • Send contract to settlement company and advise of time frame requirements

  • Complete settlement company agent information

  • Manage all documents in electronic filing system used by agent or required by brokerage for compliance

  • Monitor all contingencies, send reminders and calendar invites to stakeholder

  • Follow-up with Home Inspection already scheduled by the agent

  • Schedule WDI inspection; distribute results, send invoice, ensure remediation ***

  • Follow up with Lender to ensure completed appraisal

  • Follow up with Lender (if buying side) or Buyer's Agent (if listing side) to obtain loan commitment letter

  • Order Home Warranty and send invoice to Title for inclusion on ALTA

  • Obtain Preliminary ALTA for agent review

  • If buying side, send contract to Lender and advise of related contingencies

  • If listing side, order HOA/Condo/Coop Docs and deliver per contract terms

  • Request DA and send to the Settlement Company (n/a in VA by law)

  • Schedule final walk through and settlement, coordinated with all parties

  • Send a settlement preparation email to client approximately 1 week prior to closing

  • Upload signed ALTA or other settlement docs into brokerage electronic filing system and send to Buyer/Seller

What We Need From You?

  • Complete the intake form with complete and accurate information

  • Schedule any home inspections within 24 hours of ratification and inform your transaction coordinator of the date and time

  • Provide us with all necessary contract documents, including the full sales contract and any relevant disclosures and addenda 

  • In a separate file, provide us with all necessary agency documents, including the full agreement and any relevant disclosures and addenda 

  • Respond to any questions or requests from your support team within the same business day

  • Handle negotiations or changes to terms of agreements or contracts. Please note that BSC is not responsible for negotiating any changes to contract terms or making changes to contracts.
